On Wednesday, real estate consultancy Knight Frank launched the second edition of its Residential Investment Advisory Report 2016. Among the top investment destinations in the city, it predicted that Thanisandra in North Bengaluru and Panathur - Varthur in East Bengaluru will experience price increases of 55% and 61%, respectively. The expansion of IT and ITes, as well as the e-commerce business, are driving this real estate demand in Bengaluru.

Proximity to job centres like as Whitefield, the Outer Ring Road (ORR) stretch, Nagwara, and Hebbal drives price appreciation in these areas. Future infrastructure projects like as the metro rail, ORR, and Peripheral Ring Road are also driving up demand among property purchasers. According to Satish BN, executive director, South India, Knight Frank, improved social and physical facilities in these areas, in addition to connection to job centres, justify their desirability. Thansidandra, which is now priced at Rs. 4,800 per square foot, is predicted to increase to Rs. 7,450 per square foot by 2020. Panathur - Varthur's present average price of Rs. 4,350 per square foot, on the other hand, will rise to Rs. 7,000 per square foot. RMV 2nd Stage and Whitefield were regarded as standard sites for Bengaluru's North and East, accordingly.

Panathur is a residential neighbourhood on Bangalore's eastern outskirts. There are various multi-story apartments in the surrounding region. It is surrounded by prominent neighbourhoods such as jcr layout, munnireddy layout, embassy tech village, marathahalli, and brookefield, and the panathur main road, which goes to the outer ring road, is inside the region. This location is well-known for its panathur lake and provides a tranquil living atmosphere. It is also near to a number of job centres. There are several real estate investment opportunities in the surrounding region, including residential plots and high-rise apartments.

In the first quarter of 2021, panathur increased by 2.3 percent. This pricing trend indicates that both purchasing and selling houses in the region are beneficial right now. The area's property prices begin at Rs. 3400 per sqft. The two-bedroom apartment is the most typically acquired property type in the neighbourhood. The price of a two-bedroom house in the neighbourhood ranges from Rs. 41 lakhs to Rs. 1.35 crore, depending on the style of building. In terms of rental trends, the properties offered for rent in the region are of the apartment variety. The most common room layout for rent is a two-bedroom apartment. The rent in the region ranges from rs. 5000 to rs. 30000.
